We take on every duty the Spanish Horizontal Property Act assigns to the manager —and the day-to-day the Act says nothing about: the Saturday afternoon incident, the three quotes before deciding, the minutes sent out on time.
We work with associations in Marbella, Fuengirola, Estepona, Mijas, Benalmádena and Manilva.
Administration and running of the association
We look after the smooth running of the building, its installations and its services: supply and maintenance contracts, insurance policies, association staff and dealings with suppliers.

Accounts, levies and annual budget
Ordinary budget, year-end account and treasury control. We collect the levies by SEPA direct debit into the association's account, with bank reconciliation and balances updated every month.

Maintenance, building works and incidents
Routine and emergency repairs with trusted trade contractors and quotes compared side by side. We carry out the building works approved at the meeting and report progress to the chair.

Meetings, secretarial work and the minute book
Notice served on time with its agenda, attendance at the meeting and drafting of the minutes. We keep the association's records and the minute book registered at the Land Registry.

Arrears and legal advice
Amicable recovery, a debt certificate approved at the meeting and an order for payment when no other route is left. We also stand with you through insurance claims, special levies and neighbour disputes.

Owner portal, open 24/7
Every owner logs in with their password and looks up their statements, the minutes, the contracts and the state of their incidents. Without calling the office and without waiting for opening hours.

We meet you at the building
We visit the building, go through your accounts and contracts and tell you frankly what we would improve.

Fixed fee
One annual fee per dwelling, in writing. No extras for minutes, for certificates or for attending an extraordinary meeting.

Resolution at the general meeting
We prepare the paperwork for the change of manager and stand with you at the meeting that approves it.

Handover and set-up
We request the records from the outgoing manager, register the association and open the portal to the owners.
